TENANT PLACEMENT It all starts with finding a quality Tenant. We combine our stringent screening process with a comprehensive marketing program to ensure we attract the Tenants you want in your property.
Screening Process - We verify income, credit history, address and rental history. Employers and previous landlords are contacted to verify all information. Income should be between 3 and 4 times the rent to qualify. We work fast on this, usually approving or denying within 24 hours. The owner is contacted, unless otherwise instructed, for final approval of all applicants.
Promoting Your Property - We utilize multiple avenues for promoting your property. Relocation services, tenant placement companies, the Multiple Listing Service and various internet sites all receive information on your property. Optional advertising in the Irvine World News, Tustin Today, Orange County Register and other publications are available.
RENTAL AGREEMENT We set the tone from day one by clearly communicating our high expectations to new Tenants when they move in.
First, we go over the terms of the Lease with them, item by item. We utilize the most current rental contracts approved by the California Association of Realtors. These contracts go a long way in protecting the interest of property owners.
Next, each new Tenant is given a “Move-In Package” that contains everything a new Tenant needs to know about living in your property. Included in the Move-in Package are Move-in Procedures and Instructions, Association Rules, Maintenance Request Form, Tenant Maintenance Responsibilities, Safety Addendums, as well as any property specific addendums (such as lead paint disclosure, Water Heater etc).
PROPERTY INSPECTIONS Thorough property inspections are key to defending owners interests. We conduct the following inspection schedule to give you peace of mind.
Initial Inspection - Your property is thoroughly inspected at the time it is placed under our management. All property features and amenities are inventoried and captured in our computer database.
Tenant Change Inspection - Before any new Tenant moves in, the property condition is documented. This same process is repeated when a Tenant moves out. This process is very effective in preventing security deposit disputes and maximizing reimbursement for Tenant caused damages.
Periodic Inspections - We routinely conduct exterior inspections and notify Tenants of any deficiencies. If needed, we give proper notice to tenants and conduct interior inspections as well. This can be valuable in catching small problems before they become big (and possibly expensive) one.
Neighbor Watch - Upon assuming management of your property, we introduce ourselves to your neighbors, provide them with our contact information and ask that they notify us with any concerns.
